Eddie Blanco emphasizes discipline and community leadership in Miami real estate

Blanco began his real estate career in 1998, initially aspiring to invest in properties. “Then I realized you actually need money to buy real estate,” he says. He later focused on real estate owned (REO) properties and private-equity work, emphasizing the importance of discipline throughout his career.

Within his brokerage, team roles are clearly defined, including positions such as team coordinator, closing coordinator, asset coordinator, and field specialist. Outcomes are measured systematically. “This is not just grab a house, put it in the MLS, and cross your fingers,” Blanco explains. “There’s a lot to the process.”

Blanco highlights that people are central to his business model. “The part I really get excited about is when a client has a problem, and I can work with them to figure out the best strategy,” he says. Sometimes this involves handling one property; other times it can be hundreds. He notes that long-term relationships have led to significant opportunities: “a multi-hundred-home client came from a connection he first made 15 or 16 years ago.”

To maintain these connections, Blanco segments his database by audience and tailors communications accordingly—using short YouTube videos, market statistics, and timely updates for different groups. For example, his REO group recently received an update on Florida’s anti-squatter law. Traditional methods like phone calls and in-person meetings remain important as well.

Blanco describes his main strength as combining strategy with execution: “Clients expect me to say, ‘What’s the best way to do this?’” In one case involving an out-of-state owner with a distressed property, Stratwell advanced funds for improvements and managed repairs before being reimbursed at closing—ultimately achieving a higher sales price than expected.

“That sets us apart,” Blanco says. “A lot of agents take photos ‘as is’ and hope.”

Community involvement is also significant for Blanco. He chaired a local economic development committee before becoming president of the Miami Association of Realtors Residential Board in 2023; he now serves as chairman of the full association. Stratwell hosts quarterly client events such as fundraisers for Miami Bridge—a recent event included participation from a senator and featured a $250,000 donation.

Blanco sought the Florida Realtors Board Certified Professional endorsement for two reasons: “to help raise the bar and to model it.” He adds: “I want more people to be Board Certified.”

Regarding value in real estate services amid industry changes and lawsuits making headlines, Blanco advises professionals to focus on their niche and deliver results: “Do they like you? Can they trust you? And does what you’re saying create value for them?”

He concludes that success comes down to commitment: “With commitment and passion and hard work in this country, anything’s possible,” he says.
