Catherine ‘Cookie’ Miller, a broker-associate at Max Sunset Realty in Bayonet Point, focuses on residential sales and often works with first-time buyers. She also assists seniors, veterans, and clients experiencing divorce, using her specialized training to ensure all receive consistent service. “A $50,000 listing or a million-dollar home – same respect, same photographer,” Miller said. “Everybody deserves their best chance.”

Miller’s business is built largely on referrals. She maintains regular communication with buyers and provides sellers with pricing strategies, staging advice, and marketing across several platforms. Her guiding principle is reflected in her logo: Bringing dreams home.

Education is central to Miller’s work. She regularly enrolls in new courses and shares her knowledge by teaching other agents. “Real estate is fundamentally about people,” she said. “But you still need the skills. You still need the reps.”

Her involvement extends beyond real estate transactions into community service. At the West Pasco Board of Realtors, she has contributed to the Civic Affairs Committee by placing flags at veterans’ graves and supporting projects for families in need. She volunteers with Habitat for Humanity and helps evaluate local charities.

Miller is an active participant in fundraising events such as casino nights for the Realtor Political Action Committee (RPAC) and supports organizations like Closet of Hope through drives and breakfast events.

She describes her strengths as relationship building, marketing, and teaching. On marketing, she uses digital tools to make listings stand out; when teaching, she shares her strategies openly with colleagues. “I enjoy helping,” Miller said. “Even if it means sharing my trade secrets.”

For buyers, Miller offers market insight and negotiation skills while respecting budgets; for sellers, she provides comprehensive services from pricing to full-spectrum marketing.

Recently, Miller earned the Florida Realtors Board Certified Professional endorsement. “I wanted to demonstrate my commitment to excellence and professionalism,” she said. “It tells clients they’re working with someone who’s dedicated to higher standards.” This year she served as president of the West Pasco Board of Realtors.

Florida Realtors includes over 238,000 members across 51 local and regional associations statewide according to its official website. The organization aims to support homeownership and strengthen communities while monitoring legislation that affects property owners. Leadership includes President Chuck Bonfiglio Jr., President-elect Jorge Guerra, and CEO Margy Grant as noted on its website.

Miller sums up her approach simply: learn continuously, care deeply about each client’s needs, serve quietly behind the scenes—and treat every client like the only one.
